Detached stone & breeze block house for restoration rural hamlet plot of 2706m2

Print Friendly, PDF & Email

Detached stone and breeze block house for restoration set on a rural hamlet plot of 2706m2.

This property benefited from a new roof in 2014 which includes two dormer windows and an all water septic tank system of 3000 litres which was installed in 2010. Since installation this system has never been used and it still requires the connection to the house when the location of kitchen, bathroom/w.c etc are known by the new owner.

There is a water meter already for use on site and although electric is on site, it hasn't been connected up to the property.

The main front door leads from the parking area at the front of the house into the lounge of approx. 42m2 with open fireplace and stairs to the 1st floor over.

From the back of the lounge you can access the rear right hand side of the house via a slope into a room which was the old cellar with dirt floor and doors out to the small garden laid to grass at the side of the house.

There is a separate front door at the right hand end of the house to enter a room of approx. 25m2.

To the left hand side of the main front door/lounge is an area of approx. 32m2 which has been built in breeze blocks and which has a rubble floor in preparation for a new one to be laid.

On the far left hand end of the property there is a garage of approx. 32m2 with a small separate area of approx. 6m2 to the rear.

Outside there is access to the main part of the land via a gate located close to the quiet country lane which passes; therefore if required this flat area could be turned into a further parking area and/or you can drive down to the property via the communal hamlet lane and park at the front of the house.

The land in front of the house which goes all the way up to the aforementioned gate at the top has many plants and shrubs to find along the way plus nestled in the undergrowth an outbuilding in stone and colombage which was an old bread oven.

Only a short drive to a village with all local shops, bars/restaurants, hairdressers, banks, baker, medical centre, chemist, florist etc and to other villages nearby plus towns such as Mortain with its cascades/walks, open air swimming pool, larger food shops and a DIY shop and surrounding countryside to enjoy and only approx. 15/20mins by car to the lovely market town of Saint Hilaire du Harcouet with its popular weekly street market, park and lakes, cinema, local and larger shops, bars/restaurants and hotels.

Approx. 45 mins drive to the start of the coast at Avranches, approx. 1h30 drive to the ferry ports of Caen and Saint Malo and to the airport of Rennes.

The nearest train stations are Vire and Flers both approx. 45mins by car.
