BF 593 A project to finish....
This is a project which would suit someone who is a builder, or an energetic DIYer, living in France already. Of course it could be finished professionally by local builders with the new owner managing the works from the UK, but there is still a fair bit of work to be done.
On the positive side, it's in a quiet position, on high ground, with a large garden with views, the roof has been restored, it has water, electricity and a fosse septique. The vendors have had a fair bit of work done already, including the roof and the new dormer windows in the cottage, and the creation of a new utility room and bathroom in the house.
At the moment, there are two separate parts, the house, which has a barn to the left, and the cottage to its right side. House and cottage have separate front doors. The house has a living room of 26.4m² with oak staircase on the right, and a fireplace on the left. The facade has one window opening, South facing to the courtyard, and a small bullseye window gives light to the old stone 'evier' sink to the left of the front door. The living room gives acess to the kitchen, which is 12.5m² and has modern fittings and is currently complete with white goods and furnishings, (though the furnishings are not included in the sale they may be negociable.)
From the kitchen a door to the left gives access to a downstairs bedroom (10.5m²) which could be used as a study.
A door to the right from the living room gives onto the utility room (6.5 m²) and the bathroom, (6.3m²) which has bath with shower, sink and wc, plus space for a full shower unit.
Upstairs, in the grenier, which has good head height and window openings there is plenty of space for 2 bedrooms en suite, or more. It's also feasible to knock through into the barn, for yet more bedrooms.
Under the ground floor is a 'cellar' with access from the stone floored passage from the courtyard/entry drive to the garden. The cellar has a window to the garden at the rear of the house.
This passage also has a door to the left to a store room/workshop.
The cottage, adjoining the right side of the house, has a lot of potential. Currently the main room, of 36m² on the ground floor of is divided by the oak frame of a partition wall, but this would be quickly removed, restoring the full proportions of a lovely room, with oak beams and a generously sized fireplace. There is a window to the courtyard, and two windows in the rear wall to the garden.
To the left of the fireplace is a doorway to another room of 12m² down a couple of steps.There's a staircase on the left on entry, to an equally large roof space ( 36m²) with two new dormer windows. This could easily house two decent sized bedrooms.
Opposite the house is a small cottage which was used as a bakehouse. This could be restored as a small gite.
The barn attached to the house is 8m x 8.70m.
The land extends to 3236m² plus a smaller plot.
The hamlet is 30 minutes from Limoges and Bellegarde airport, and a couple of minutes from St Laurent sur Gorre, which has shops and all services, and a school.
